Beyond The Call Of Duty

We were recently called out to a water leak from a first floor flat in a mansion block. It had been going on for 12 months causing damage to an unoccupied ground floor flat.

Previous contractors had been involved but had failed to get to the root cause of the problem.

As a result of this, the various people involved – the owner of the ground floor flat, the owner of the first floor flat and the tenants of the first floor flat, had reached an unhappy impasse. One of the results of this was a lack of co-operation and free access to both flats to establish the exact cause of the leak.

We got involved less than a month ago and despite being employed directly by the Property Manager, we have ensured that we have communicated with all parties, and at the same time clearly laying out a logical plan to bring the matter to a conclusion.

In less than a week, we had removed a section of the ceiling, pushed for and achieved access to both flats and established the cause. All parties are now aware of the cause and the plan of action.

We achieved this by:

  • Taking ownership of the problem even though we are just one part of the solution.
  • Communicating with all parties involved.
  • Being sympathetic and understanding to the various parties involved.
  • Ensuring that everything happened when it was supposed to happen – timely attendance, efficient & co-operative engineers, prompt feedback to all parties on our findings.

Shortly thereafter we were pleased to receive the following feedback from our Client:
